A benchmark, not a quote
The 2025 Cost vs. Value Report puts the average Houston-area job cost for replacing a 30-square (3,000 square foot) asphalt shingle roof at $27,519, against a national average of $31,871, with about 68.9% of the cost recouped at resale (Cost vs. Value 2025, Houston). That benchmark is a large, fully specified roof; many Houston homes have smaller, simpler roofs and cost less.
The only number that matters is the one for your roof. We give it to you in writing after a free inspection.
What changes the price
- Size: roofs are priced by the square (100 square feet of roof), measured on the slope, not the floor plan.
- Pitch and complexity: steep roofs, many valleys, dormers and two stories take more time and safety work.
- Material: architectural shingles, impact-resistant shingles and metal are priced very differently.
- Decking: rotted or soft plywood found during tear-off has to be replaced. We show it to you first.
- Layers: more than one old layer means more tear-off and disposal.
- Flashing, vents and gutters replaced with the roof.
- Code and windstorm work: homes in the TDI windstorm area need work built and inspected to TDI specs for TWIA eligibility (TDI).
Permits are part of the price
In the City of Houston, a re-roof needs a residential roofing permit, a re-roof worksheet and an inspection; the permit is valid for six months (Houston Permitting Center). Small roof covering repairs of 100 square feet or less do not need one (Houston Permitting Center). Other cities set their own rules; see our Houston roof permit guide.
If insurance is paying
If hail or wind damaged the roof, your insurer pays for the covered damage minus your deductible. With replacement cost coverage, that usually comes in two checks: the first minus depreciation, the rest after repairs (TDI). Your deductible is yours to pay; a roofer offering to cover it is breaking Texas law (TDI).
What a fair estimate includes
- Company name, address and phone, in writing (TDI recommends this for every bid) (TDI).
- The exact shingle product and underlayment, not just "shingles."
- Tear-off, disposal, decking price per sheet, flashing, vents and drip edge.
- Permit and any windstorm inspection.
- Payment schedule, with the final payment after you see the finished roof.
- No blank spaces, and no "for the value of the insurance proceeds" language (TDI).
